Last Big Hixson Farm Sold For Development

The last big farm along Hixson Pike has been sold, and one large portion will be developed in a project estimated at $75 million.

Developer Julian Bell has acquired 150 acres of the Swingle farm located on the west side of Hixson Pike past the Valleybrook area.

"This was the last big farm. It was the prize," his son, Jay Bell, said.

Hixson Presbyterian Church bought 30 acres on the south side of the farm. It is expected to relocate its congregation to that site.

Jay Bell said about 10 acres of the farm are in wetlands, but the remainder will be developed into single-family homes and townhomes.

"It will be an upper-end development similar to our Belleau Woods in East Brainerd. The total value after it is completed could be up to $75 million."

Mr. Bell said the rezoning case on the property may be on the agenda of the Planning Commission on Monday.

He said construction would likely not start until next spring.

No name has yet been selected for the development.

County Commissioner Charlotte Vandergriff said, "I am delighted that Julian Bell has acquired this property. I believe this will be the appropriate development for this beautiful property rather than big box commercial."

The farm has been used for cattle grazing for many years.
