A request for townhouse zoning for 30 residential lots for a subdivision near the old Dixie Yarns facility at Lupton City has been withdrawn.
Chris Anderson and ALC Holdings had made the request.
The 3.2-acre site is at 1335 and 1336 Mercer St.
The staff of the Regional Planning Agency recommended denial of the request.
The staff said, "The proposal to introduce a new higher density zone into the existing Lupton City single-family neighborhood along Whitney St.
will set a precedent for the area. However, the proposed single-family detached dwellings are compatible with the recommendations of the Hixson-North River Plan and adjacent land uses. Changing the zoning from M-1 Zone to R-T/Z Zone for the property at 1336 Mercer will allow single-family residential uses on an historic manufacturing site which is more consistent with the adjacent residential neighborhood. It also acts as a transition from the proposed village center development at 1101 Lupton Dr. (Case 2018-0093) to the existing single-family residential neighborhood. Conditions should be required In order to protect the single-family detached residential character of the neighborhood."
