Independent Healthcare Properties Groundbreaking

Independent Healthcare Properties, through its affiliated company, Loudon County Medical Investors, LLC, announced on Tuesday, at a groundbreaking ceremony, the construction of Morning Pointe of Lenoir City, Tn.

Morning Pointe will provide assisted living and Alzheimer's memory care services in a 59-unit, state-of-the-art building. The $7 million structure totaling 42,000 square feet will be situated on a four-acre parcel on the ridge above Fort Loudon Medical Center off Town Creek Road East and U.S. Highway 321.

"More than 78 million baby boomers will be headed toward retirement over the next 10 years," said Greg Vital, president and CEO of Independent Healthcare Properties. "We want to be sure Lenoir City is positioned to absorb those numbers and that those in need of assisted living can find quality care. We are excited to join this community and hope to become a valuable asset in improving the quality of life for area seniors."

In attendance at the groundbreaking ceremony were Mayor Matt Brookshire, City of Lenoir City; Mayor Doyle Arp, Loudon County; Charleen Valli, program and services director for the Alzheimer's Association of East Tennessee; Teresa Ward-Keenan, president of the Loudon County Chamber of Commerce; Reverend Dick DeMerchant, First Baptist Lenoir City; and representatives from IHP.

Construction completion is anticipated for Spring of 2009. When completed, the facility will provide a positive economic impact in Lenoir City and Loudon County of more than $14 million annually considering payroll, property taxes and the local purchase of goods and services. Architectural services for the project are provided by Hart Freeland Roberts of Brentwood, Tn.

The general contractor is East Tennessee Specialty Builders, LLC, of Harrison, Tn.

Morning Pointe facilities provide supervision, 24-hour care, assistance with daily living, meals, wellness programs and transportation. The Lenoir City facility will be owned and managed by IHP, a healthcare and commercial real estate development company with 14 Morning Pointe and The Lantern Alzheimer's memory care residences in Tennessee, Alabama, Georgia, Indiana and Kentucky. IHP was founded in 1996 by national healthcare entrepreneurs Greg A. Vital and Franklin Farrow.

Locally, the company operates Morning Pointe of Chattanooga and The Lantern Alzheimer's facility at 7620 Shallowford Road. Collegedale facilities include Morning Pointe at Greenbriar Cove at 9650 Leyland Drive in the Greenbriar Cove master-planned retirement community under development and The Lantern Alzheimer's Center at Morning Pointe at 9300 Messinger Lane. The Lantern facilities provide specialized Alzheimer's and memory care services.
