Channing Creek Townhomes offers the absolute best in carefree townhome living with 54 units on 10 acres a half mile off East Brainerd Road with all the convenience of East Brainerd coupled with the quiet tranquility of wooded surroundings.

Beverly Walden, with RealtyCenter GMAC New Homes Division, sales agent for Channing Creek, said the well planned and thoughtful design of the community creates an attractive, homey look more akin to a single family neighborhood. It offers a charming country feel with large open areas, level lots and wooded surroundings.

Carrie C. Cowlen, owner and broker of Dowlen Construction, LLC, builder and developer of the townhomes complex, said superior quality homes are being built in the community, providing home ownership without high maintenance costs.

Dozens of participants in the development and marketing of the community, well-wishers and Chattanooga Chamber of Commerce representatives gathered recently for a ribbon cutting to mark the official opening. A furnished model just inside the Channing Creek development is open for inspection.

Amenities include underground utilities, one-level living and handicap accessibility, maintenance-free exterior vinyl and brick, sodded and landscaped yard and antique-style streetlamps and mailboxes.

Channing Creek offers five floorplans ranging from a 1,380-square-foot, two-bedroom unit for $149,900 to more than 1,800 square feet and three bedrooms up to about $240,000. An on-site interior selection center is available. Plans are designed to meet the needs of a variety of homeowners, but are flexible to be customized to meet specific needs.

The townhomes are all one level with maintenance-free exteriors, three sides of brick, screened porch, one- or two-car garage with automatic openers, vinyl windows and antifungus architectural shingle roof.

The units feature open floor plans with minimum 9-foot ceilings and vaulted areas, ample storage including a floored attic, walk-in closets, crown molding, fireplace with vented logs, central heat and air, gas heat and water heater and units are prewired for cable and telephone.

Kitchen amenities include custom cabinets, built-in microwave, glass-top range, dishwasher and disposal and ceramic tile floors.

The master bath includes a whirlpool tub, in most units, plus a large shower stall and ceramic tile floor.

All the townhomes are well insulated and have an energy efficient housewrap.

Lawn care and landscaping is included for the $50 monthly home owners association fee.
Monthly maintenance service includes mowing, edging, trimming, shrub trimming as needed, weeding all beds and weed control. In addition there is seasonal care including aerating lawns, overseeding and leaf removal in the fall, fertilizing and mulching all beds in spring and fall and weed and feed in the spring.

East Brainerd, said Ms. Walden, was cited in July 2002 by CNN/Money magazine as one of the country’s best retirement locations for increasing property values and convenience to shopping, restaurants, entertainment and medical care.

To reach Channing Creek, turn left off of East Brainerd Road onto Jenkins Road at Pizza Hut and continue to the development located on Jenkins Road just past Canine Club.
