Several more projects are on the drawing board for fast-developing North Chattanooga.

The GreenTech firm is proposing single-family homes and townhouses on 11.5 acres off Knickerbocker Avenue.

The Regional Planning Agency staff is recommending deferral at the Planning Commission next Monday at 1 p.m. at the County Courthouse. The staff said more information is needed about the plans.

There would be 42 units with some single-family homes as well as townhouses on Notting Hill.

The staff report says, "Given the site’s sensitive environmental constraints, the RTZ zone would generally not be appropriate unless it was clearly demonstrated how the zone would be used to cluster development to minimize any negative impacts on the steep slope portions of the site."

The staff is recommending denial for a proposal by John Jerrigan Jr. to build two houses on a single lot at 512 Tucker St.

The staff said, "The reduced lot size and increase in density is not compatible with the existing 10,000 sq. ft. single-family lots in the area. Given that there is no land use plan for the area, approving the RZ-1 zone will continue to set the precedent that higher density and zero lot line residential developments are appropriate along Tucker St. and Rosewood Ave."
