The Tennessee College of Applied Technology at Chattanooga State Community College is seeking bids to rent instructional space for its Commercial Truck Driving Program beginning Oct. 1 (projected). This space would be leased through Sept. 30, 2025 with two, five year renewal options and may include a lease-purchase option. No security deposit shall be required of the College and taxes and insurance are to be paid by landlord.
The building must be zoned for warehouse/commercial use with a minimum of 3,000 square feet. The space must be conditioned and include separate accessible restrooms. Square footage minimums: four offices-each with 110 square feet, one file room-110 square feet, one classroom-600 square feet, and one break room-425 square feet. If the space is not ready to occupy by Oct. 1, a schedule outlining when required improvements would be completed, or when the space would be available for the College to make improvements must be stated. If the College completes the improvements, bid options should be adjusted accordingly.
Additional requirements include a minimum of two acres of flat land with a paved lot or the ability to add improvements such as paving or concrete, and lighting for night operations or with the ability to add additional lighting. Chattanooga State requires unlimited access to the space and building 24-hours per day, seven-days per week, and claims exclusive rights to use the premises for any need associated with the Commercial Truck Driving Program.
The College requires that the building location be within a 15-minute drive from the Chattanooga State main campus at 4501 Amnicola Hwy., Chattanooga, and that the property shall be west of I-75, north of I-75 and I-24, east of Hwy. 27, and south of Thrasher Pike.
At the conclusion of the lease term, or any extended lease term, Chattanooga State shall not be obligated to restore the space. The College will return space to the landlord in broom swept condition, with reasonable wear and tear and damage resulting from casualty excepted.

Potential air pollutant emissions resulting from the operation of proposed process equipment and storage tanks of this plant are estimated to be 0.73 ton/year of volatile organic compounds and 0.23 ton/year of particulate matter. Potential air pollutant emissions resulting from the operation of proposed natural-gas fueled equipment of this plant are estimated to be 0.97 pound/hour and 4.26 tons/year of nitrogen oxides, 0.79 pound/hour and 3.44 tons/year of carbon monoxide, 0.071 pound/hour and 0.31 ton/year of particulate matter, 0.051 pound/hour and 0.23 ton/year of volatile organic compounds, and 0.0053 pound/hour and 0.023 ton/year of sulfur oxides.
