Historic Southside Industrial Y Building For Sale

The historic Southside Industrial Y Building is for sale. Cirrus Properties made the announcement on Thursday.

The building is off the Main and Market intersections at 1517 Mitchell St.

Built in 1929, the 36,000-square-foot, Spanish Renaissance, poured-in-place concrete building is listed on the National Register of Historic Places and was described as "one of the top five historical structures in Chattanooga." While parking in the Southside is a rare commodity, the parcel includes an 18,000-square-foot parking lot totaling 62 parking spaces.

Owner Jack Kruesi purchased the building in 1999. “I swam in the building in high school and have always had this great passion for the building,” Mr. Kruesi said. “Since the late 1990s, I have put a ton of sweat equity, as well as my own time and money into the building’s preservation and restoration. It simply is time to let someone else take it to the next level.”

Between years 2010 and 2012, extensive rehabilitation of the building was completed. Some unique features of the building include a hand-­tiled swimming pool on the main floor, a gymnasium and performance stage with observation deck on the second level, and a roof garden with views of Lookout Mountain on the third level.

“The building is absolutely amazing,” said Julie Beach, associate of Mr. Kruesi's. “When you walk in and witness the old beams, the fireplaces and all this historic treasure holds, it is extremely moving. We are ready to see the building brought to back to life.”

The Industrial Y Building is centrally located and a short walking distance from multiple landmarks including the Chattanooga Choo-Choo, Warehouse Row, Clyde’s on Main and the Flying Squirrel, she said.

Officials said the structure is poised to be one of the most significant mixed-­use developments in Chattanooga for years to come.
