A four-story hotel is being planned on Frazier Avenue next to the Walnut Street Bridge.

The site is the long-vacant Northside Lunch.

Developer Thomas Palmer is asking the Form-Based Code Committee for major modifications to requirements for the small, irregular lot.

He is asking that the hotel not be restricted to three stories and 40 feet, but that it be four stories and 50 feet.

He said giving the extra height would be more in line with some nearby buildings and also add density to the area.

Mr. Palmer is also seeking to life a requirement for onsite parking. He said the parking would all be offsite.

Dropoff would be from the rear on River Street.

The 21-room hotel would include a rooftop with views of the Tennessee River and downtown Chattanooga.

The lot's footprint is just 3,400 square feetfrom 47-foot frontage on Frazier Avenue and 30 feet on River Street.
