Anderson Seeks Planned Unit Development On 6.8-Acre Brainerd Site; Staff Recommends Approval

Former City Councilman turned developer Chris Anderson is seeking a Planned Unit Development on 6.8 acres in Brainerd.

The staff of the Regional Planning Agency is recommending approval for the site at the 100 block of Sunnyside Drive.

The request for the PUD is to make “efficient use of property without connecting multiple lots to inadequate city street (Inglenook Dr.)”.

Delbert Skidmore is also involved in the project.

Officials said the site plan shows 13 lots along Sunnyside Drive with four of those lots having frontage on Inglenook Dr. One lot on the PUD plan shows access off Inglenook only. Inglenook Drive is a narrow street approximately 12’ wide.

The site plan states that the area for single-family residential uses is 4.7 +/- acres, while the community space is 2.1 +/- acres. The site plan does show a “Community Area” but this area is shown as a portion of four lots and not its own separate lot.

The recommendation is to approve subject to a new PUD Plan being submitted that shows a revised community lot that meets the open space requirements.

The Planning Commission meets Monday at 1 p.m. at the County Courthouse.
