Two major subdivisions are going in near the Council Fire Golf Course in East Brainerd.
Pratt and Associates is planning the Engel Park subdivision by the old farm of Chattanooga Lookouts owner Joe Engel. It will be in the 600 block of Julian Road on 41.3 acres.
Engel Park will have 156 lots for single-family homes and townhomes.
There will be new roads built connecting to Julian Road.
Joe Ingram is planning to build 110 single-family homes at the 7600 block of Davidson Road.
The 65-acre property is currently owned by Mark McGraw.
The original request was for 124 homes. Phillip Clay, owner of a 20-acre farm and bed and breakfast next door, had asked for a limit of 100. City Councilman Darrin Ledford worked out a compromise at the 110.
Mr. Clay said the McGraw property over the years has become more of a marshland with much standing water.
He also cited problems with Davidson Road, saying it is exceedingly narrow with no shoulders. He said parts of it are crumbling. Councilman Ledford said he has been working toward a fix for Davidson Road.
The Planning Commission on Monday recommended approval for rezoning of the McGraw property.
The staff of the Regional Planning Agency had recommended denial. The staff said, "The proposal is not compatible with the adopted plan, creates high density residential in a low density, large lot residential and agricultural area, and may significantly impact the existing infrastructure and natural resource systems in the area."
