New Commercial Tenants Announced At River Rock

The Beach Company announce two commercial tenants at River Rock, the new mixed-use community in downtown Chattanooga’s Riverfront district. Just Love Coffee Café and Hotworx are expected to open their doors in 2022.

With 26 locations nationwide and 10 in Tennessee, Just Love Coffee Café serves specialty coffee drinks featuring hand-roasted coffee, in addition to creative breakfast, lunch and dinner options including a chocolate chip cookie dough waffle, a waffle omelet named the “wOmelette” and a quinoa-veggie wrap. The café’s 2,027-square foot location is expected to open in summer 2022.

David DeVaney at NAI Charter represented the landlord, 4th and Cherry, LLC, and Greg Stanislawski and Mark Stanislawski at The Retail Strategy represented the tenant, Just Love Coffee.

Expected to open in fall 2022, Hotworx’s 1,922-square-foot fitness facility will offer a virtually instructed exercise program created for users to experience the many benefits of infrared heat absorption while completing a 30-minute isometric workout or 15-minute, high-intensity interval training (HIIT) session. With locations throughout the country, Hotworx utilizes a patented sauna that combines heat, infrared and exercise, dubbed “3D Training,” to create a unique workout unlike any other fitness program.

Mr. DeVaney represented the landlord, 4th and Cherry, LLC, and Linda Nguyen at Morrow Hill represented the tenant, Hotworx.

“Wellness and innovation are driving forces behind Hotworx’s brand, and we are excited to help our members achieve their health and fitness goals more efficiently at our new downtown location at River Rock,” said Hotworx franchisee Josh Snyder.

“River Rock’s location along 3rd Street and 4th Street has added energy to the Riverfront District    and is creating a vibrant community with diverse tenants for locals and visitors to enjoy,” said Alan McMahon, development manager at The Beach Company.

Situated two blocks from the Tennessee River and the Walnut Street Pedestrian Bridge, River Rock combines 16,000 square feet of commercial space with 163 multifamily units consisting of studio, one, two and three-bedroom floor plans as well as townhomes with attached garages.

The community is in walking distance to the downtown area’s many shopping and dining destinations and nearby cultural attractions, such as the Bluff View Art District, Chattanooga Lookouts’ AT&T Field and Ross’s Landing. The development is also located near the Chattanooga Riverwalk, a 13-mile scenic path along the Tennessee River’s south bank that winds through several parks and is widely enjoyed by the city’s residents and visitors.
