Catoosa County Home Appraisals Up 19.5%

  • Wednesday, May 17, 2023

The Catoosa County Board of Assessors approved an increase in the residential base rate that is used to appraise the value of a home by an average of 19.5 percent. The adjusted rate aligns more closely with current market values that have increased significantly since the 2021 tax digest and with requirements by the Georgia Department of Revenue, officials said.

The base rate serves as a starting point for calculating a residential property’s market value. Additional metrics include the home’s square footage, its construction, materials, heating and cooling systems, and outdoor features like decks, porches, and additions.

A portion of a home’s appraised value and millage rates are used to calculate annual property taxes. While the Board of Assessors sets the rate for determining taxable value, the Catoosa County Board of Education, the Catoosa County Board of Commissioners, and the City’s of Ringgold and Fort Oglethorpe set the millage rates, it was stated.

Annual notices of assessment will be sent by mail to homeowners in June. Citizens wishing to appeal their assessment have 45 days from the date of notice and can get more information by going to:  https://www.catoosa.com/departments/view-all-departments/tax-assessment.
