A Birmingham developer is set to be the latest to get in on the real estate splurge at the suddenly-trendy Cowart and Williams Street area.

Adam Cohen of Cityscape Development is planning to build 17 condominiums at Williams and 16th Street.

Julie Chamberlain, the Crye-Leike realtor who has handled much of the Cowart Street property since Chattanooga Neighborhood Enterprise first started investing there, said she is pre-selling the condos.

They will be priced in the $120,000-range and on up, she said.

She said if the initial sales go well as expected that the construction on the new condos may begin as soon as 6-8 weeks.

Cityscape Development is the firm that turned the former Southern Railway headquarters on South Market into CNE headquarters and upstairs residential units.

Ms. Chamberlain said the new condos are just the latest development at Cowart Street, which was once considered a rundown, crime-ridden part of town.

"It's convenient to town and a lot of neat people are living there now," she said.

She added, "It's a very desirable area and the houses are now coming up to market rates."

In fact, CNE is pricing a new two-story home on Cowart Street at $219,900. Ms. Chamberland just landed a contract on a CNE house on Cowart with a pricetag of $209,900.

There have now been 14 new houses built in the vicinity of Cowart Street and more are on the way.

CNE is no longer the only builder there. Pratt and Associates has built several homes as has the BEC firm that includes Barry Evans, Oscar Brock and John Coffelt.

The Bread Factory Lofts, which are filling up, are nearby.

There have been 16 condos built at Cowart, and two of those are now available.
