25 Tall, Skinny Homes To Be Clustered At Former B'Nai Congregation In Brainerd

The Planning Commission on Monday recommended approval for a single-family residential project in Brainerd by the Collier development firm.

It will be on almost five acres at McBrien Road and Lynnland Terrace.

It is at the site of B'Nai Congregation, which had abandoned the property.

The planning staff had recommended approval for the project with a stipulation of height no more than 35 feet.

Dan Muhs said 25 homes are planned at the site.

The Collier firm will use an HPR  (Horizontal Property Regimes) approach to the project.

HPR is described as a type of zoning policy "that allows for two houses to be built on land that was formally only zoned for just one house. The end result is, instead of being short and wide, the houses are constructed to be tall and skinny. This is a newer type of construction/building strategy. These homes are most commonly found in up and coming areas where land is at a premium."

City Councilman Darrin Ledford said, "I am seeing a lot more of HPR building. There are two in my district. It is a very appealing product."
