A church is requesting rezoning on a site of almost 11 acres in East Brainerd for a subdivision with 38 single-family, detached homes.
The Planning Agency staff recommended denial of the zoning change at 1729 Gray Road, saying, "The request is not compatible with the Area 11 Plan, adjacent land uses and development form. The RN-1-6 zone will allow construction of single-unit detached dwellings and attached or detached accessory dwelling units which is more compatible with the plan goals, development form, and adjacent land uses.
"Approving the RN-1-3 zone at this location will set a precedent for future requests."
The property owner, Cornerstone Apostolic Church, wants to rezone 1729 Gray Road from the existing zoning of R 1 to a proposed zoning of RN-1-3.
The applicant said, "The purpose of this request is for a proposed residential subdivision comprised of 38 single family detached homes with the following conditions:
1. Single family detached homes only;
2. 42-foot minimum width lots as measured at the front setback within the development, except any lots fronting Gray Road shall be 50-foot minimum width;
3. 5,000 square foot minimum lot area;
4. A 10-foot-wide landscape buffer planted with Class I trees, spaced at 25 feet on center, adjoining the north and south property boundary from the TVA easement to the Gray Road right of way.
Gray Road is off Igou Gap Road.
