Local developer TKPK Holdings, LLC, has announced plans for a 25-unit residential project near Hurricane Creek, aiming to address a shortage of reasonably priced one-bedroom townhomes in the greater Chattanooga area.

Robby Robinson, co-founder of TKPK Holdings, said the project, Hurricane Creek Heights, will be located on Hurricane Creek Road, just off East Brainerd Road.

“It’s hard to find desirable housing at a reasonable price point in this market,” said Mr. Robinson. “Hamilton County continues to experience steady annual growth, and with millennials now the largest adult generation, the demand for homeownership is increasing. We saw an opportunity to offer thoughtfully-designed, upscale homes that are still within reach for many buyers, something that’s increasingly rare in Chattanooga’s competitive market.”

Hurricane Creek Heights is situated near The Grove, a forthcoming lifestyle center similar to Ooltewah’s Cambridge Square. The Grove is expected to bring upscale boutiques, restaurants, offices, and shared green spaces to East Brainerd, offering a downtown feel in a suburban setting.

Each of the 25 one-bedroom townhomes at Hurricane Creek Heights will feature upmarket finishes including tiled bathrooms with glass shower doors, walk-in closets, well-appointed kitchens, and private balconies. Every unit will come with two dedicated parking spaces. The development will also include thoughtful landscaping and a 25-foot buffer zone backed by wooded land to ensure privacy and tranquility.

“Downtown Chattanooga has some one-bedroom townhome options, but that style of living isn’t for everyone,” Mr. Robinson said. “Hurricane Creek Heights is designed for people who want convenience and modern design without giving up peace and privacy.”

The site is approximately five miles from Chattanooga Metropolitan Airport and directly across from the Publix at Hurricane Creek. Other nearby amenities include Erlanger East Hospital, restaurants, banks, and even a veterinary clinic.

The property was officially rezoned last winter by the Hamilton County Zoning Commission to allow for residential development. TKPK Holdings plans to break ground in early 2026, with a total project cost estimated at $4.5 million.

“With starting prices under $250,000, this development fills a much-needed niche in Chattanooga’s housing landscape,” Mr. Robinson said. “What makes this project especially attractive is that it combines a serene, residential setting with proximity to urban conveniences; everything you need - from fitness studios to restaurants - is right around the corner.”

Prospective buyers include young professionals working in the area as well as retirees seeking low-maintenance living close to retail, dining, and medical services.

“This project brings thoughtful density to a site just off a major commercial corridor, and we believe it will enhance the East Brainerd community,” Mr. Robinson added.
