I have done a very rough estimate of new development over the last four years in Hamilton County. With all of that development added to the property tax rolls, it should support a Municipal Bond issue of around $300,000,000. This would at least get started on new infrastructure. If it were to be a general obligation bond (GO) the interest rate would be even better.

So, what are the powers to be waiting on? The city has just squandered away the stormwater tax.

You cannot keep putting more and more obligations on developers when these problems are clearly a municipal obligation.

More development equals more property taxes. This is not rocket science.
